Regional Leasing Specialist is responsible for all aspects of leasing, marketing, and training at the property for a portfolio of student housing communities. The role involves close collaboration with the Corporate Operational team, Marketing team, Community Manager, and staff to set leasing goals and develop a strategic marketing plan for achieving budgeted occupancy. The Regional Leasing Specialist leads the leasing team and ensures effective leasing, marketing, and positive resident relations.
Essential Duties & Responsibilities
- Strategic Leasing Management:
- Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures are met, leases are signed/documented, and reporting systems are accurate and up to date.
- Audit lease files to ensure adherence to policies and procedures.
- Handle resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
- Effectively show, lease, and move in prospective residents.
- Develop and strengthen relationships with business contacts and vendors.
- Identify potential customers using market and demographic data and industry knowledge.
- Mentor community team members on leasing and marketing skills.
- Model effective leasing and customer service techniques and communicate expectations to site team members.
- Maintain awareness of company and regional performance and make decisions that positively impact performance.
- Stay informed about relevant industry topics for planning and decision-making.
- Understand and work toward enhancing the company’s overall image and market presence.
- Identify marketing needs for specific communities or areas to develop and implement marketing plans.
- Utilize internal and external resources to meet goals and objectives.
- Regularly monitor resident satisfaction through in-person visits, phone calls, and Customer Satisfaction Surveys.
- Communicate regularly with the Senior Vice President, Marketing team, Regional Supervisors, and Community Managers regarding goals, objectives, and concerns.
- Develop marketing communication materials targeting market niches.
- Monitor and implement all social media and online presence, including campaigns.
- Marketing Management:
- Assist in developing an annual marketing plan and marketing budget.
- Implement marketing efforts and outreach, developing campaigns and assisting with design to generate traffic.
- Monitor leasing/renewal progress, focusing on areas needing additional support.
- Supervise planning, preparation, and implementation of leasing and renewal events.
- Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
- Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy.
- Personnel Management:
- Assist the Community Manager in hiring, training, coaching, and developing on-site staff.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance.
- Promote harmony and quality job performance of staff through support and leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Assist with supervision of all business functions related to operations.
- Training:
- Conduct on-site training remotely and during site visits, including individual and complete staff training.
- Conduct outreach efforts with the team and showcase effective outreach techniques.
- Conduct follow-ups with team members and train them on effective follow-up.
- Host training with leasing and marketing teams on social media branding guidelines and platforms.
- Review outreach calendars with LM and GM and train them on maximizing daily outreach.
- Provide training content to enhance SharePoint resources and grow training platforms.
- Travel:
- This position entails 75% travel annually, including property visits, conferences, training sessions, and other business-related activities.
