Own Your Region's Results

Translate Havenpark's strategy into regional plans and drive performance to meet and exceed ambitious goals.

  • Own the financial health of your portfolio through community Profit and Loss (P&L) statements, annual budgets, and capital projects, maintaining positive Net Operating Income (NOI) across your region.
  • Drive home sales performance across your region, working through your Community Managers and partnering with on-site sales teams to reach ambitious goals.
  • Keep delinquency low and collections disciplined across every community.
  • Ensure every community consistently meets our "Green and Clean" and curb appeal standards.
  • Deliver a five-star resident experience across your region.

Lead with Data

  • Use Havenpark's reporting and dashboards to stay close to how every community is performing and where attention is needed.
  • Analyze trends across your region, identify risks early, and put targeted strategies in place to keep every community on track.

Lead, Develop, and Hold Your Team Accountable

  • Inspire, coach, and develop your Community Managers to reach their full potential.
  • Set clear expectations and hold your team accountable to Havenpark's operating standards, reinforcing them consistently across your region.
  • Foster a culture of clear communication and high expectations through regular 1:1s, staff meetings, and hands-on guidance.
  • Address performance gaps directly, coaching to improvement and following a fair, consistent accountability process when needed.
  • Build a high-performing team by evaluating talent honestly and making strategic staffing decisions.

Home Readiness and Capital Projects

  • Keep home readiness on track so new homes and rehabs are completed on schedule and ready to show and sell, stepping in quickly when timelines slip.
  • Ensure capital and rehabilitation projects are delivered to Havenpark standards, on time and on budget, and escalate blockers that cannot be resolved within the region.

Integrate and Grow the Portfolio

  • Champion the Havenpark operating model and integrate newly acquired communities through the successful execution of 100-day plans.
  • Serve as the vital link between our home office and community teams, ensuring a free flow of information and feedback in both directions.

Resident and Employee Experience

  • Champion a customer-centric culture where both residents and employees feel valued and heard.
  • Proactively address resident needs, ensuring concerns are resolved with speed and empathy.
  • Promote employee engagement initiatives that build a strong, unified team dedicated to our mission.

Culture and Compliance

  • Lead by example, embodying and reinforcing Havenpark's core values in every decision and interaction.
  • Ensure compliance with all work processes, Fair Housing regulations, and company policies.

What You Bring

  • A minimum of 5 years in a supervisory role, with at least 2 years as a Regional or District Manager or an equivalent multi-site leader.
  • Proven experience in property management; a background in manufactured housing communities or multifamily assets is highly valued.
  • Financial acumen: a track record of driving revenue growth, controlling expenses, and managing P&Ls and budgets across multiple locations.
  • Comfort leading through data and holding teams accountable to clear, consistent standards.
  • Exceptional written and verbal communication, with the ability to inspire teams and collaborate with stakeholders at every level.
  • A results-oriented mindset, with the resilience and adaptability to turn challenges into opportunities.
  • Being a self-starter with a problem-solving and continuous improvement mindset, modeling a standard of excellence in day-to-day work and interactions with others.
  • A genuine passion for coaching, motivating, and developing others.
  • Willingness to travel regularly across your assigned region, and a valid driver's license with a clean driving record.
