We are seeking an experienced Commercial Roofing Estimator to join our commercial roofing team in a fully remote capacity.
This is a highly specialised estimating position focused on commercial roofing takeoffs, estimating, and bid preparation.
The successful candidate will independently review commercial construction plans, specifications, drawings, and bid documents; complete detailed roofing takeoffs; develop accurate labour and material estimates; identify scope requirements and risks; and prepare competitive bids for submission.
This is not a general construction estimating position. We are specifically seeking a professional with demonstrated commercial roofing estimating expertise who understands commercial roofing systems, installation requirements, roofing components, labour production, material requirements, and the details that can materially affect the profitability and competitiveness of a bid.
The ideal candidate can take a project from a commercial bid platform, determine whether the opportunity is appropriate to pursue, download and analyse plans and specifications, complete the roofing takeoff, develop the estimate, identify scope gaps and risks, and deliver a complete bid package by the required deadline.
Key Responsibilities
Commercial Roofing Takeoffs & Plan Review
Review commercial construction plans, specifications, drawings, addenda, scopes of work, and bid documents.
Perform accurate and detailed material and scope takeoffs for commercial roofing projects.
Identify roofing areas, system types, dimensions, quantities, assemblies, transitions, penetrations, and related components.
Interpret architectural, structural, mechanical, and roofing details as they relate to the roofing scope.
Review project specifications to identify applicable roofing requirements, standards, manufacturers, assemblies, and installation requirements.
Identify exclusions, alternates, allowances, owner requirements, and other conditions that may affect the roofing estimate.
Review addenda and revised documents and incorporate changes into the takeoff and estimate.
Commercial Roofing Systems
Demonstrate the ability to estimate and quantify commercial roofing systems and components, including:
TPO
PVC
EPDM
Built-up roofs
Metal roofing
Roof insulation
Tapered insulation
Roof coatings
Sheet metal
Flashing
Copings
Drains
Edge metal
Adhesives
Sealants
Roof accessories
Other commercial roofing components and accessories
Estimating & Bid Preparation
Prepare detailed estimates for labour, materials, equipment, accessories, subcontracted requirements, and other project costs.
Apply appropriate labour production rates and installation requirements.
Research and incorporate current material and labour pricing when necessary.
Obtain or validate supplier pricing and material costs as required.
Develop competitive and accurate commercial roofing bids.
Prepare bid proposals based on project plans, specifications, and scope.
Review completed estimates for completeness, accuracy, and consistency before submission.
Identify cost drivers and estimating assumptions that may materially affect the bid.
Ensure estimates accurately reflect the actual roofing scope rather than relying solely on generic allowances or assumptions.
Provide allowances post-estimate.

Independently navigate commercial construction bidding and plan-room platforms, including:

Responsibilities include:
Locate relevant commercial roofing opportunities.
Review project information and determine whether opportunities are appropriate to pursue.
Download plans, specifications, addenda, and other bid documents.
Review project requirements and identify the applicable roofing scope.
Track bid dates, deadlines, and document updates.
Identify opportunities that align with business capabilities, market strategy, and commercial roofing expertise.
Scope Review & Risk Identification
Identify discrepancies, conflicts, omissions, or missing information in plans and specifications.
Identify scope gaps that could create cost exposure.
Flag unusual or high-risk project requirements before bid submission.
Identify requirements that may require clarification from the general contractor, architect, manufacturer, supplier, or commercial team.
Prepare clear questions or requests for clarification when information is incomplete or inconsistent.
Identify exclusions, qualifications, alternates, and assumptions that should be reflected in the estimate or bid.
Communicate material estimating risks to the commercial team before submission.
Organisation & Bid Management
Maintain organised digital estimating files, takeoffs, pricing documentation, and supporting information.
Manage multiple commercial roofing bids simultaneously.
Prioritise bids according to deadlines, project value, strategic importance, and pursuit criteria.
Meet established bid deadlines consistently.
Maintain accurate records of bid status and estimating activity.
Provide regular updates regarding active estimates, upcoming deadlines, outstanding information, and completed bids.
Required Qualifications
Demonstrated professional experience estimating commercial roofing projects.
Strong understanding of commercial roofing systems, materials, components, and installation methods.
Proven experience performing detailed construction takeoffs.
Ability to independently read and interpret commercial construction plans and specifications.
Experience preparing competitive and accurate commercial roofing bids.
Strong understanding of commercial roofing labour and material requirements.
Ability to accurately quantify roofing systems and associated components.
Strong attention to detail and a high standard of estimating accuracy.
Ability to identify scope gaps, inconsistencies, exclusions, and estimating risks.
Ability to manage multiple bids and strict deadlines independently.
Strong written and verbal communication skills.
Ability to work effectively with a commercial roofing team in a fully remote environment.
Demonstrated ability to work independently without constant supervision.
Preferred Qualifications
3–5+ years of commercial roofing estimating experience.
Experience estimating large commercial roofing projects.
Experience with both public and private commercial construction bids.
Experience using ConstructConnect, Bid Express, Dodge Construction Network, or similar platforms.
Advanced experience with Bluebeam Revu and/or PlanSwift.
Experience with On-Screen Takeoff, Procore, or similar construction software.
Experience with roofing estimating databases.
Experience working with roofing supplier pricing and material databases.
Strong understanding of labour production rates and commercial roofing installation requirements.
Extensive experience with TPO, PVC, EPDM, metal roofing, and other commercial roofing systems.
Experience estimating complex roof assemblies, insulation systems, sheet metal, edge metal, flashing, penetrations, and other commercial roofing components.
Software & Technology
The candidate should have strong working experience with digital construction takeoff and estimating technology, including:

Experience with multiple takeoff, estimating, plan-room, and construction management platforms is a strong advantage.

Takeoff Accuracy: Roofing quantities and scope are accurately identified and quantified.
Estimate Accuracy: Labour, material, equipment, accessories, and other applicable costs are properly incorporated.
Bid Volume: Consistently completes an appropriate number of qualified commercial roofing bids based on workload and opportunity volume.
Deadline Compliance: Maintains a high percentage of bids completed and submitted before required deadlines.
Estimate Quality: Estimates are complete, organised, clearly documented, and commercially usable.
Risk Identification: Consistently identifies scope gaps, discrepancies, exclusions, unusual requirements, and potential cost risks.
Responsiveness: Responds promptly to questions and requests from the commercial team.
Opportunity Prioritisation: Focuses estimating resources on high-value and strategically relevant projects.
Documentation: Maintains consistent, organised, and easily accessible estimating files and supporting documentation.
Independence: Demonstrates the ability to manage the estimating workload with minimal supervision.
