Role Overview

Sanctuary is hiring an Associate to structure and execute debt for its US real estate portfolio, including construction, bridge, and permanent financing across multifamily, commercial, and ground-up development. This role is distinct from corporate credit, project finance, or loan servicing, as it involves underwriting, structuring, and negotiating real loans against real collateral, not hypothetical modeling.

The Associate will report directly to the Capital Lead and collaborate closely with the CEO to determine financing and scaling strategies for the real estate pipeline.

Key Responsibilities

• Deal structuring & execution: Underwrite and structure construction, bridge, and mezzanine financing for specific US assets. Analyze and optimize term sheets for pricing, leverage, and flexibility.

• Capital modeling: Develop DSCR, LTV, LTC, IRR, debt yield models that drive real decisions, including stress-testing against rate moves, lease-up delays, and cost overruns.

• Capital stack strategy: Recommend funding strategies for projects, balancing cost of capital against risk and timeline.

• Lender relations & syndication: Serve as the primary point of contact for US lenders and institutional capital partners. Lead diligence processes and drive loan closures.

• Portfolio surveillance: Monitor debt maturity schedules and ensure compliance with DSCR, LTV, and LTC covenants before issues arise.

Qualifications

• 3–8 years of experience in real estate capital markets, real estate private equity, CRE lending, or real estate investment banking.

• Ability to articulate a specific US commercial real estate deal, including the property, structure, numbers, and rationale behind calculations.

• Excel and Google Sheets mastery, including built debt waterfalls. VBA or Power Query experience is a strong plus.

• Deep understanding of US credit agreements, loan documentation, and institutional underwriting standards for real estate.

• Ability to distill complex underwriting into a concise memo that executives can act on in five minutes.

• Minimum 6-hour daily overlap with US Central Time.

Not a Fit For

This role is not suitable for candidates with backgrounds in loan servicing, reconciliation, back-office operations, or ratings/research without direct property-level underwriting experience.
