Financial Modeler (Real Estate)

About the Role: Bullpen Talent is seeking finance experts for a unique hourly AI training role. Your primary goal is to build "gold standard" financial models from scratch to teach advanced AI systems how professional real estate assumptions are structured and how financial decisions are made. This is a technical role focused strictly on modeling logic rather than reporting or strategy.

What You'll Do

• Build and maintain complex, end-to-end financial models in Excel for real estate acquisitions and development projects.
• Perform detailed debt analysis, including Loan Sizing, DSCR, and capital structure evaluation.
• Construct logic from a blank spreadsheet to provide advanced AI systems with high-quality training data.
• Debug complex logic and explain every link and assumption within your models.

Requirements

• 2–10 years of professional experience in Real Estate finance planning and analysis.
• Exceptional expertise in Excel with a focus on technical modeling and logic building.
• Ability to work independently and provide "gold standard" financial reasoning.
• Must be able to pass a 3-hour paid Excel modeling test to prove technical proficiency.
• Strong analytical mindset with the ability to articulate complex financial structures clearly.
